ADCO Management PLC is looking to hire a Facility Maintenance Manager for a subsidiary project its operating MINAB Wellness Club, a flagship wellness project delivering exceptional spa, fitness, and holistic health services. The Facility Maintenance Manager is responsible for overseeing the efficient operation, maintenance, and safety of all building systems, grounds, and equipment at MINAB Wellness Club. This role involves managing a multi-disciplinary maintenance team, ensuring compliance with health, safety, and facility standards, and optimizing the performance of systems such as HVAC, electrical, water treatment, pools, and plumbing. The manager will also oversee preventative maintenance programs, coordinate renovations or major repairs, and ensure the wellness environment remains fully operational, safe, and aesthetically aligned with MINAB’s high standards.

Duties and Responsibilities:

  • Plan, oversee, and coordinate all maintenance and repair activities across the facility.

  • Supervise a team of technicians (plumbing, electrical, HVAC, and general maintenance), ensuring performance standards are met.

  • Develop and implement preventive maintenance schedules for all equipment and infrastructure.

  • Inspect buildings, grounds, and systems to ensure adherence to safety, health, and quality standards.

  • Maintain facility compliance with regulatory and operational requirements, including hygiene and guest safety.

  • Review and interpret engineering drawings, blueprints, layouts, and maintenance manuals.

  • Manage the maintenance department’s budget, resources, and inventory of tools, parts, and supplies.

  • Coordinate external vendors and contractors for specialized maintenance, repairs, or renovations.

  • Establish and manage a Computerized Maintenance Management System (CMMS) to track work orders, asset history, and schedules.

  • Monitor performance of critical systems such as HVAC, water treatment plants, lighting, pools, and kitchen/laundry equipment.

  • Participate in hiring, onboarding, and training of maintenance staff.

  • Prepare and present regular reports on facility condition, maintenance KPIs, and project progress to senior management.

  • Serve as a key responder for maintenance-related emergencies and critical repairs.

Job Requirements

Position Requirement:

  • Bachelor’s degree / Advanced diploma in facility management, business administration, engineering, or another related field. 

  • Min. of 3 years’ overall work experience in effective facility’s operation & maintenance as well as managing multi-discipline engineering workforce. 

  • In-depth knowledge in areas like electrical systems, water treatment systems, plumbing, landscaping and HVAC is crucial for this role.

  • Experience with facilities management software to track work orders, maintain equipment history, and manage team schedules.

  • Exceptional problem-solving skills to quickly identify and address any issues or disruptions in the facility.

  • Excellent communication and interpersonal skills to liaise with vendors, contractors, and staff, as well as to negotiate contracts and manage disputes.

  • Strong organizational skills to manage multiple tasks, projects, and responsibilities simultaneously.

  • Understanding and adherence to health and safety regulations, ensuring that all maintenance work is carried out in compliance with local and national standards.

  • Physical ability to inspect and oversee all areas of the facility, including the ability to climb ladders, lift heavy objects, and operate machinery if necessary.

Key Skills and Competencies:

  • Strong understanding of electrical systems and wiring.

  • Excellent troubleshooting skills.

  • Excellent knowledge of tools & machines used in the trade, 

  • Sound knowledge of reading & understanding as-built drawings and manuals; 

  • Ability in strictly & consistently applying safe working practices, 

  • Capable of working in a team environment; 

  • Ability with good communication skills using English & local languages (both verbal & written).
