The Project Finance & Cost Control Specialist is responsible for establishing and maintaining effective financial planning, cost-control and project performance-management mechanisms for the Company's real estate development and construction projects.

The function ensures that project costs, commitments, revenues, cash requirements and profitability are continuously monitored against approved plans and that management receives timely information on financial performance, emerging risks, cost overruns and forecast project outcomes.

Key Responsibilities.

Project Budgeting & Cost Control

• Develop and maintain project budgets, cost structures, baselines, and control mechanisms.

• Monitor actual, committed, accrued, and forecast costs against approved budgets and identify variances and cost overruns.

Financial Forecasting & Analysis

• Prepare project financial forecasts, including Cost-to-Complete (CTC) and Estimate at Completion (EAC).

• Analyze project costs, revenues, margins, and profitability and provide timely insights to management.

Cash Flow & Funding Management

• Prepare and monitor project cash-flow forecasts and funding requirements.

• Identify funding gaps and coordinate with Treasury on project financing and payment needs.

Contract, Commitment & Risk Management

• Monitor contracts, commitments, variations, claims, and financial exposures against approved budgets.

• Identify key project financial risks and recommend mitigation actions.

Financial Reporting & Performance Monitoring

• Prepare project financial reports covering budgets, costs, revenue, cash flow, profitability, and key risks.

• Integrate project progress with financial performance and support management decision-making.

Cost Analytics & Project Close-Out

• Maintain project cost databases, benchmarks, and historical cost information to improve future budgeting and forecasting.

• Support project financial close-out, performance reviews, and lessons learned.

Job Requirements

Qualifications & Experience

Education

• Bachelor’s degree in Finance, Accounting, Economics, Business Administration, or a related field

• Master’s degree in Finance, Accounting, Economics, Project Management, or related fields is preferred

• CMA, ACCA, CPA, CFA, or equivalent certification is an advantage

• Project management, quantity surveying, or cost engineering qualification is an added advantage

Experience

• 5+ years of relevant experience in project finance, cost control, management accounting, construction finance, or related fields

• Strong experience managing finance for construction, real estate, infrastructure, or other capital-intensive projects is highly desirable
